BREVARD COUNTY, FLORIDA — The June 2025 housing market update for Florida’s Space Coast reveals a tale of two markets: single-family homes and condos/townhouses, each telling a distinctly different story. Single-Family Home Market: Still Competitive, but More Balanced

Sales are up. Prices are rising. And inventory is slowly building.

In June 2025, single-family home sales increased 5.7% year-over-year, with 958 homes closing, compared to 906 in June 2024. Even more telling: cash sales jumped 14.4%, showing strong confidence from investors and well-qualified buyers.

What Buyers Should Know:

■ More competition is returning, with pending sales also up 4.2%.
■ Prices are climbing, now at a median of $389,950 (up 4% from a year ago).
■ Inventory is improving—up to 4.6 months—giving you more choices and slightly less pressure than in past years.
■ Translation: It’s still a seller-favored market, but buyers are finally seeing more options and time to make decisions. If you’re waiting for a “crash,” this data shows stable, sustained growth instead.

What Sellers Should Know:

■ Demand remains strong. With more closings and more pending contracts, buyers are still active, especially cash buyers.
■ Now is a good time to list. With limited new listings and more homes going under contract, properly priced homes are getting attention.
■ Don’t overprice. As inventory rises, buyers will compare options. Strategic pricing is key.
■ Traditional sales were up 6.1% with a healthy median price of $390,000. Foreclosures and short sales remain rare, which signals overall financial strength in the local market.

Condo & Townhouse Market: A Shift Toward Buyers

On the flip side, the condo and townhouse market is cooling.

■ Sales decreased 14.5% year-over-year (213 units sold vs. 249 units sold in June last year).
■ Cash sales fell 24.7%, and pending sales declined sharply by 27%.
■ New listings dropped 12.3%, and prices dipped 13.6% to a median of $285,000.
■ Inventory jumped to 8.8 months—well above the 6-month threshold for a balanced market.

What Buyers Should Know:

■ It’s your market right now. With more inventory and fewer bidding wars, buyers have negotiating power.
■ Prices have softened, especially for sellers who need to move quickly or haven’t updated their units.
■ Patience can pay off, especially if you’re looking for a second home or investment property.
■ For beachside buyers, especially in Cocoa Beach and Cape Canaveral, now may be the time to make a move while sellers are more flexible.

What Sellers Should Know:

■ Expect longer days on market. Buyers have more to choose from and are taking their time.
■ Presentation and pricing matter more than ever. Units that are updated, staged, and priced right are still moving—but you have to stand out.
